PayNearMe Cash Pay | Tenant Payments
Tenants can easily pay their rent in cash at over 32,000 locations and have it applied to their ledger by presenting their unique token or barcode at a participating local business.

Tenant Access to PaySlips
Tenants can access their unique payslip in the Payment section of the Tenant Portal. Tenants can present the barcode on their mobile device or print it.
The following steps walk through how a tenant can access their unique barcode in the tenant portal
When a tenant logs into their Rentec Direct portal, they will:
- Click on Payments
- Click on Pay With Cash
- Select their preferred language: English or Spanish
- A PaySlip with a barcode or token will be displayed
- Cashiers can scan the barcode on the mobile device, or tenants can print out the barcode as a payslip to present to the cashier.
Landlord / Property Manager Provided Payslip
Tenant Managers can either print payslips for tenants or text them. Each tenant's payslip is unique, so accessing the specific tenant's online payment data is essential when creating the payslip.

In your Rentec Direct account:
- Click on Tenants
- Right-click on the tenant and click on Online Payments
- Click on Cash Pay
- Click on Text PaySlip to Tenant or
- Click on View PaySlip, then print
Tips:
- Each tenant's barcode is unique to them and will route any payment made using it to that tenant's ledger.
- Printing and laminating payslips is a convenient way for tenants to preserve and reuse payslips
Identifying Payments Received in Your Bank Account
Payments received through PayNearMe are easily identified in your bank account by an indication of PNM* followed by your company name.

Q) Why do some tenant payslips reflect $4.99 processing fee and some $3.99
⭐Due to changes with PayNearMe -
- Tenants added to your software after 10/17/2025 will automatically have a $4.99 processing fee
- Between Aug. 18 - Oct. 17, 2025, all existing tenants using PayNearMe will be automatically updated from $3.99 to a new $4.99 processing fee.
- Tenants paying through the Tenant Portal or Resident Connect app will see the updated fee reflected automatically - no action is required
- Tenants who use pay slips will need to download a new slip or request one from their landlord or property manager to reflect the new actual charge of $4.99
- Existing printed payslips will continue to work until Aug. 18, 2026, but we recommend distributing new slips as soon as possible to avoid any confusion or disruption.
