Add Roommates, Secondary Tenants, Co-Renters

Easily add Roommates, Secondary Tenants, and Co-Renters to a co-living space, a dorm, or single household in Rentec Direct software.

There are two ways to add co-renters to help you meet your rental agreement terms:

Option 1: Grouped Together - One primary tenant and all the Roommates in the unit are collectively responsible for a shared invoice.

Option 2: Keep Separate - Each tenant has their own separate charges and invoice they are responsible for.  

Whichever way your tenants are added, each tenant can have access to all of the same features:

  • Access to their own tenant portal and portal features
    • Online payment options and view statement activity
    • Report issues
    • Apply with Rent Reporters to help improve their credit
    • Apply for Renters Insurance
    • View portal messages you share
  • Receive copies of auto notifications
  • Email and sms Text

Option 1: Adding Tenants Grouped Together

The following steps will guide you through three examples for adding secondary tenants that are collectively responsible for an invoice.

Example 1: Group tenant from the tenant list to an existing tenant, already moved into a property

In your Rentec Direct account:

  1. Click on Tenants
  2. Right-click on the tenant that is to be added and select Add to Group
  3. Use the dropdown to Choose Primary Tenant (existing tenant they are to be grouped with)
  4. Click on Add to Group
  5. Click on Connect to Tenant

Example 2: Group tenants that are on the tenant list before moving them in

In your Rentec Direct account:

  1. Click on Tenants (determine which tenant is the primary)
  2. Right-click on the tenant that is to be grouped with the Primary Tenant and select Add to Group
  3. Use the dropdown to Choose Primary Tenant
  4. Click on Connect Tenant
  5. Repeat until all Co-Renters are grouped
  6. Click on Properties
  7. Right-click on the property and select Place New Tenant
  8. Click on Use Existing Tenant
  9. Click on the dropdown to select the Primary Tenant which automatically includes grouped tenants

Example 3: Group new tenant upon move in

In your Rentec Direct account:

  1. Click on Properties
  2. Right-click on the property and select Place New Tenant
  3. Click on Group Together
  4. Click on Enter Enter New Tenant (to add a tenant not on the tenant list) or click on Use Existing Tenant to select from the list
  5. Click on Add to Group

Ungroup Tenants

If one of the grouped tenants move out, you can easily separate them from the group using the following steps:

In your Rentec Direct account:

  1. Click on Tenants
  2. Right click on the tenant that moved out and select Exit Group
  3. Click on Detach Tenant

Option 2: Keep Separate

The following steps will guide you through adding secondary tenants to an an occupied property, ideal for co-living, dorms, and Airbnb setups where each person handles their own charges and invoices.


In your Rentec Direct account:

  1. Click on Properties
  2. Right-click on the property and select Place New Tenant
  3. Click on Keep Separate
  4. Click on
    1. Enter New Tenant to add a tenant that is not on your tenant list or
    2. Use Existing Tenant to select a tenant from your tenant list
  5. Review Rental Charges and Options
  6. Click on Place Tenant
