Tenant Screening | Credit, Criminal, Eviction, SSN Validation

It's easy for landlords and property managers to begin tenant screening in Rentec Direct.

All Rentec Direct accounts automatically have access to order County, State, and National Criminal Reports, Inmate Records, Sex Offender reports, National Eviction Reports, SSN Validation (with previous addresses), and Bankruptcies, Judgments, and Liens reports.

System Note: ID verification is required for tenant screening, online payments, and syndication. Once ID is validated, all three services can be applied for or accessed without additional verification from Rentec Direct.

The following steps will have you set up to start screening your applicants today.

In your Rentec Direct account:

  1. Click on Reports
  2. Click on Screening Reports
  3. Click on +Order a Report



Ordering Credit Reports

Credit reports can be ordered directly through Rentec Direct software and returned in as little as 60 seconds.

To comply with the Fair Credit Reporting Act ( FCRA), you must first complete an application before gaining access to credit reports.

Types of Credit Reports Available

  1. Credit Report Cards with FICO Score
    1. Provides a summary of an applicant's credit profile
    2. Includes types of debt, total balances, and a credit scrore range
    3. Ideal for quick evaluations

  2. Full Credit Reports with FICO Score
    1. Provides detailed credit information
    2. Includes creditor details, payment history, and an exact FICO scrore
    3. Best for in-depth screening
    4. View an example: Full Credit Report

On-Site Inspection Requirement (Full Credit Reports Only)

Access to Full Credit Reports requires a one-time $50 on-site inspection. This inspection ensures compliance with data security standards and may include:

  • Verification of a physical office or secure home office that does not allow public access to your computer or managing device. This may include a locking door or a password-protected device.
  • Secure storage (e.g., locking file cabinet)
  • Proper disposal methods (e.g., paper shredder)
  • Verify that credit reports will be strictly used for tenant screening
  • Take pictures of the workspace

System Notes:

  • Credit reports are typically returned within 60 seconds
  • Reports are stored in the report section of your account for up to 90 days
  • If permitted by local regulations, you may print and securely store reports

Applying for Credit Report Access

There are two simple steps to apply:

Applications are processed and reviewed daily to ensure they are complete and accurate. You will receive an email as soon as your account is ready.

Step 1: Complete the Four-Question Application

In your Rentec Direct account:

  1. Click on Reports
  2. Select Screening Reports
  3. Under "Ready to order credit reports", use the Click Here link
  4. Complete the four-question application
  5. Click Next Step to proceed to Step 2

Step 2: Complete the User Agreement

You must complete a Tenant Screening Products Agreement.

Choose one of the following options:

  • Option 1: Submit electronically
  • Option 2: Download and submit via:

Application Tips

  • A Business account is required to order credit reports 
  • You must have at least one rental application on file (current or past)

Need Reports Immediately?

  • Apply for Credit Report Card access for faster approval
  • You can upgrade to Full Credit Reports at any time
  • Full access requires the on-site inspection

To upgrade while using Credit Report Cards:

  1. Apply for Tenant Credit Report Card with FICO Score
  2. Email success@rentecdirect.com with:
      • Your contact number
      • Requesting to upgrade to Full Credit Reports

Additional Screening Options

While waiting for Full Credit Report approval, you can still run:

  • Criminal Background Reports
  • Eviction history reports
  • Other tenant screening tools

Payment & Pricing Information

  • A credit card must be on file as a backup payment method. If you're using a bank draft as your payment option, it will remain your primary payment method.
  • Report pricing varies based on selection and location
  • Costs are displayed before purchase

Tenant-Paid Screening Options

If you prefer applicants to cover screening costs:

  • Include fees in your application fee or
  • Use third-party services such as ApplyConnect or RentPrep.
