Rentec Direct property management software is designed to streamline tenant placement and fill your rentals quickly.

Your Rentec Direct property management software provides the tools to:

  • Design your Rentec Direct website that's included with your account (or use your own domain) to display available rentals and promote your company on the most popular syndicated sites
  • Accept online applications and application fees
  • Pull tenant screening reports
  • Add new tenants from rental applications 
The information below is an overview in the suggested order. The first three steps require setup or applying for authorization or access.  Each blue item below is a clickable link to instructions and more information about the topic. 

Build Your Own Website

Rentec Direct property management software provides you with a website as a feature of your account at no additional cost. Your website can provide information about your company and list your available rentals with links to apply. This makes it convenient to simply direct potential tenants to your website or send them a link.
The following steps will get you started on building your own website.
In your Rentec Direct account:
  1. Click on Settings
  2. Under Program, select Website & Branding
  3. Create a Web Address
  4. Upload Your Logo
  5. Edit and Publish the Home Page, About Us and Contact
Once your website has been created, the available rentals can be seen on the Home Page

Receive Application Fees

Receive application fees via ACH through your Rentec Direct software with applications submitted online.

A merchant account is required to receive application fees via ACH. 

When applying for a merchant account, you will have the option of ACH and credit/debit card or ACH only. If you would like to accept online application fees, select ACH and credit/debit card as a card is required for the applicant to pay the application fee. 

Other online financial transactions that may be processed through your Rentec Direct account include:

  • Rental Income via ACH and/or credit or debit card
  • Pay Vendors
  • Owner Contributions

Note: Most merchant applications are approved on the same day and set up with Rentec Direct on the next business day.


Ordering Credit Reports

Getting set up to run credit reports requires a quick application right through your Rentec Direct property management software.

The following steps will walk you through accessing the application to order credit reports.

In your Rentec Direct account:

  1. Click on Reports
  2. Select Screening Reports
  3. Under Ready to Order Credit Reports, click on "CLICK HERE" to complete your application

Note: We can have you set up to pull credit report cards within 24 business hours.

Applicant-paid screening reports - While most Landlords and Property Managers incorporate the cost of screening reports with the application fee. If you would like applicants to pay for the Screening Reports, you may want to incorporate the fees into the application fee. If you prefer to have applicants pay for their screening reports, you may want to contact ApplyConnect or RentPrep screening services.


Create Your Online Application and Establish Your Application Fee

Now that you've set up your website or used your own domain, applied for your merchant account, and run screening reports, it's time to set up your application. This is where you are able to select default questions, create custom questions, and add personal application instructions. Be sure to scroll to the bottom of the application to enter your application fee amount.

The following steps will walk you through accessing your online application set up.

In your Rentec Direct account:

  1. Click on Settings
  2. Under Program, click on Rental Applications
  3. Indicate your preferences and Fee
  4. Add Custom Questions you'd like to add. This is a great place to ask for additional occupant information or other information that is helpful to you.
  5. Click on Save Changes

Marketing or Advertising Your Property 

Enabling the marketing or advertising of your available property is a breeze in your Rentec Direct account. Rentec Direct is the first property management software to incorporate ChatGPT technology into the marketing process of property management software. Using the ChatGPT AI listing generator, the basic information you've entered about your property can automatically be crafted into a brilliantly written marketing description.

The following steps will walk you through enabling marketing for your properties.

In your Rentec Direct account:

  1. Click on Properties
  2. Right-click on the property and select Marketing Info
  3. Enter all details, search criteria, and photos (It's important to select the Search City from the list on the dropdown), lease information, as well as photos of your rental

When you get to the bottom, you'll notice three options:
  1. Publish Online Listing - This changes the status of the property and will show it as available on your website. If you are accepting online applications, they will need to be checked
  2. Accept Online Applications - This must be checked if you would like to receive applications online using the rental application available in your Rentec Direct account
  3. Enable Syndication - This option will send your listings to third party sites such as Zillow, Trulia, Apartments.com. If you only want the property listed on your website or don't want to list your rental on the syndicated sites, uncheck this option

Sending a Link to Your Application

When you have a person interested in your available property, you can either provide them with your website to apply or send them a link to the application.

The following steps will walk you through how to access the link that will be sent out.

In your Rentec Direct account:

  1. Click on Properties
  2. Right click on the property and select Marketing Info
  3. Scroll down to the bottom under Resources and click on This Property's Public Page for the specific property or All Public Listings for all available properties
  4. Copy the web address from your toolbar to email the applicant

Accessing Completed Applications

When an application has been submitted, you will receive an email alert letting you know, and a notification will be indicated on your summary page. For Rentec Pro users, the email will be sent to the administrator or owner of the account; for Rentec PM users, the email will be sent to the marketing manager designated in the property profile.
The following steps will walk you through how to access the application.
In your Rentec Direct account:
  1. Click on Properties
  2. Click on Applications, below Properties
  3. Click on the Application
  4. When reviewing the application, you can order Background Checks on each applicant, approve or decline the application, add applicants as tenants, and place them in the property
